Title Search – Title is legal rights to property. A title search shows the owner, mortgage liens, judgments, covenants, restrictions, easements, survey and taxes. A title search is completed in 2-3 business days.
Info Requests – A request is made for parties to confirm name, address, closing preference, etc. Seller provides payoff information and HOA or Condo association information.
Complete Title Commitment, CPL & Prelim Fees – These are documents required by the lender. The commitment or title binder is our promise to insure ownership and property rights. The CPL (sometimes “closing protection letter” or “insured closing letter”) protects the lender from errors, fraud or negligence. Prelim fees or closing costs are title fees, government fees and transfer taxes.
Order Payoffs & Demands – Payoff statements are required from lienholders on title. A HOA or Condo closing demand letter is required from the management company. These are items paid by the seller at closing.
Finalize Fees & Closing Docs – This involves verifying the title requirements, confirming payoffs and demand letters, preparing a settlement statement or Closing Disclosure (CD) and drafting documents for closing.
Funds Disbursed – Money is disbursed according to the final settlement statement by bank wires or trust account checks. Keys are usually provided to the buyer after disbursement.
Title Insurance Issued – A title insurance policy protects your ownership rights against any unforeseeable errors, including forgery, fraud or human error. This includes potential legal fees to defend title against a claim.
Prompt Title – Title should not be a delay. Our prompt title promise means 2-3 business days. For an additional fee we can VIP rush title for 24 hours turn time.
Secure Closings – Documents and messages are sent securely. We comply with federal regulations, state regulations and professional standards of conduct to safeguard personal information.
Protect Ownership Rights – We don’t close without clear title. Our attorneys verify proper title transfers. Title insurance is offered to protect and defend your ownership rights.
